FSBO - For Sale by Owner -
 

 GREETINGS FRIEND!

 Do you need some help in trying to sell your home or land on your own? Perhaps I can help with some ideas or thoughts.

  1. FSBO - You can do it yourself...or, "For Sale by Owner" -
    BENEFITS:
    A. One that I know of is that you may save 4-6% on average without an agent.
    B. hummm, if anyone has any other advantages of selling on your own, please let me know and I will add it here if its valid.
    DOWNSIDE:
    A. Your house may not sell at all, as some buyers are suspicious or you may not get as much as an agent could have received for you, after negotiations, paperwork and Escrow is final.
    B. You may also find legal issues that you were not aware of, such as County requirements that properties with a septic tank must be certified by the Health Department prior to a sale.
    C. Did you review the preliminary title report to see if there are any restrictions or easements that by law you are required to disclose?
    D. Have you filled out a Sellers Disclosure Statement? This is something that is very important, its about 5 pages and gives the buyer knowledge about your property so that later they cannot come back and sue you for not disclosing or telling them about things that they had a right to know about.
    E. Did you know that after you sell a home on an owner contract that you should record it?
     

  2. Owner Contract Sale - You hold the note!
    You can act as the bank or lender would, and sell your home to a buyer who would not otherwise qualify to buy a home. There are some people who have great jobs, however, due to a bankruptcy caused sometimes by a divorce or loss of their last job, they may not qualify with a traditional lending institution for a home loan yet. Here are a few thoughts to consider. There are a lot more things to know about this subject, so as a disclaimer I must tell you that these statements are just my opinion and in all fairness you should seek the Legal Council of an Attorney if you decide to sell your home on your own.
     

  3. Hire a qualified Licensed Real Estate professional.

    BENEFITS:
    A. You get the job done right.
    B. Your agent can help provide the proper forms to ensure that your contract is valid in Washington State.
    C. In general most agents can negotiate and demand more for the sale of your property.
    D. In my case as a Broker and owner of BCI Properties, LLC a Property Management Company... I can help setup automatic payments with a Collection Agency, who will help ensure that your payments are received on time and contact the buyer if they are even a little bit late. Its cheap to do too.
    E. I am bonded and insured for E&O, errors and omissions.
