- LIST your home or
property - Fee & Option Schedule -
Emily and I are Licensed Agents and
I am also the Senior Broker at BCI Properties, LLC in Tacoma Washington. I
am sure you are aware by now that the market is not good for selling at this
time, however you will NOT pay our Real Estate Brokerage a fee unless we
sell your home! Call or email me today to talk about
starting the process now to "list" your home for sale. I have answers!
Fee Schedule
& Options:

Option 1 - our 4.4% Internet
special..., tell me you saw this website offer and I will list your
home at 1.9% with all the bells and whistles, add 2.5% for the selling
office fee for a total of 4.4% fee. Same features as 6% listing above!

Option 2 - our 6% fee. Our
average fee. Features include, listing on the MLS, front yard sign, full
color flyers, your very own website syndicated on at least a dozen major
Internet Giants like Google and Yahoo homes, local news paper coverage,
Brokers Open and/or Public Open at sellers option. Coverage on 4 of my
main Real Estate websites, syndicated nationally!

Option 3 - our 8% fee. With this
optional* fee we can pull out all the stops by spending more advertising
$$$ up front out of our pocket. This is a very aggressive way to get your
home/property EXPOSED UNTIL SOLD!
Features include;
1. listing on the MLS
2. front yard sign with full color flyers
3. your very own website syndicated on at least a dozen major
Internet Giants like Google and Yahoo homes.
4. local news paper coverage.
5. Brokers Open and Public Open
6. up to 14,000 eFlyers in full color to area Real Estate Brokers &
Agents.
7. Priority # 1 top placement at the top of 6 of my Real Estate
commercial real estate websites, syndicated nationally!
8. Incentives for buyer include: FREE AHS Home Warranty to the
buyer, purchased by BCI Properties, LLC as listing agent, free home
inspection with written report "prior" to listing plus another report
after any fixes to show good condition to buyers.., provided as a Brochure
inside home.
*Notice: this option is not available to all clients or
listings. A home or property must at least have a fair chance of selling
and we will do our best with any option or plan, however if you as a
seller spend more or are willing to pay more commission then of course we
can raise our budget and also spend more to promote your sale.
Ultimately in the end, you will find that your price is key.
Seller must work with agent to bring home or property up to sellable
standards if needed. Ask for more details.

Option 4 - our 1% = FSBO - If
you advertise and sell your own home or property, hire us for
1% total fee to be a Facilitator to moderate,
supply all required paperwork, be an unbiased 3rd party negotiator to iron
out the wrinkles. Easy and cheap. Call for details.

SELL for CASH - Yes we
buy homes and work with investors who buy homes for all cash..., if the
terms are suitable to meet the needs of investors & if we agree on terms of
sale. ALL homes will sell for cash in the end.., if the price is cheap
enough. Please see the

3. REFINANCE -
your home at a more favorable rate and/or lower payments. This is depending
on what you owe, your credit rating and other factors.

4. RENTING your home
- which could help to make the payments until the market is better for
sellers. I own several rentals myself, its a good option for some. I bought
4 homes in 2007 and rented all 4 out.

Rent-to-Own - Notice that
this is a whole separate category. Most licensed real estate agents do not
know how to do this properly, in my humble opinion. They help people buy and
sell homes and properties, not rent. Renting properties is a whole different
ball game, like the difference between Rugby and American Football, both
played with a ball and the feet but totally different. Then there is "Rent
to Own", which presents a whole different set of challenges. Options; you
can hire a real estate attorney who will ensure that the paperwork is done
right in general, or you can hire someone like BCI Properties, LLC who is a
rental management company and licensed Real Estate Brokerage... specializing
in rental properties. We arrange Rent to Own programs for our own properties
and for other owners.
6.
SELL AT A PERSONAL AUCTION
- this is a somewhat fast and fairly new option but can be more risky so
sellers need to be aware of who they are dealing with. We can setup and sell
your home by the Auction process for you if you choose, but it is not the best
way to sell property in my humble opinion.
7.
SHORT SALE - This method can
help you avoid Bank Foreclosure in most cases, when they are done properly.
Please note that not all Banks or Lenders treat short sales the same, there are
certain restrictions and you will need a good experienced licensed real estate
Broker like myself, or a competent Real Estate Attorney like my own Attorney who
can review the legality of all real estate transactions. Your own real estate
agent or Broker will not charge you a fee if they cannot sell your home.., the
Attorney must be paid a fee no matter what.
Best Option, if you choose a Short Sale method. - If you hire me as your Real
Estate Agent-Broker to sell your home via Short Sale there is NO FEE directly to
you if we sell your home, you also get the oversight of my Attorney as needed at
no additional cost. Plus, if we do sell your home by Short Sale the lender will
pay a small fee, not you. - WARNING ...

8. FSBO - For Sale By Owner. Yes,
you can try to sell it yourself of course..., without any help. You can save
some money, estimated at 3% to 6%, however there are a lot of possible pitfalls
and issues to be aware of naturally as with any large transaction. Also, most
buyers shy away from dealing directly with a seller due to the possible large
price to be paid if there is a problem. Buyers want to buy from an Agency where
they will feel more safe and protected.
9. Owner
Contract Sale - You can act as the bank or lender, with or without the help
of an Agent. You can sell your home to a buyer who would not otherwise qualify
to buy a home. There are some people who have great jobs, however, due to a
bankruptcy caused sometimes by a divorce or loss of their last job, they may not
qualify with a traditional lending institution for a home loan until they clean
